Tired of being a landlord? Sell your South Florida rental with tenants in place
Tenants who stopped paying, a property you inherited along with its problems, or just ten years of 2 a.m. phone calls. You can sell without evicting anyone first.
Selling with tenants
Florida law lets a property sell with an active lease; the lease transfers to the buyer. We buy occupied houses regularly. If the tenant is behind or month-to-month, that's our problem to work out after closing, not yours before it.
What we do
We review the lease and the rent history, look at the property around the tenant's schedule, and make an offer. The security deposit transfers at closing. Nobody gets surprised.
When you inherited the rental
Often the lease is informal, the rent is below market, and the tenant is a family friend. We handle that conversation with respect. Nobody gets thrown out the week after closing.
- No eviction before the sale. No showings to coordinate with tenants.
- Section 8 and informal leases are fine.
- Deferred maintenance comes off the price, not out of your weekend.
