Selling an inherited house with several heirs in South Florida
Three siblings, two states, one house in Hialeah that nobody can agree on. That's the call we get most often. Here is how it usually goes and what we do about it.
Why it stalls
Every owner has to sign for a sale to happen. One heir wants to keep it, one needs the money, one lives in it and stopped answering texts. Meanwhile the property taxes, insurance, and lawn keep costing somebody money every month.
What we do
We make one written offer to the estate, not separate deals with each person. We explain the numbers to every heir in English or Spanish, on the phone or at the kitchen table. The title company splits the proceeds at closing according to the estate, so nobody has to trust a sibling to forward a check.
What you don't have to do
Clean it out, fix it, evict anyone, or get everyone in the same room. If one heir is living there, we work out a move-out date that gives them time.
- The heir who contacts us doesn't need the others' permission to ask questions.
- Nothing is binding until every owner signs at a licensed Florida title company.
- If the estate hasn't opened probate yet, we help with that timeline too.
